Community Documents
Community Documents define or explain how Sandia Heights Homeowners Association (Association) is organized, governed, and operated. They include the Association's Governing Documents, as well as policies, committee charters, and governance resources that support the governance and operation of the Association.
Why Community Documents Matter?
Together, these documents:
- Establish the Association's legal authority and governance framework.
- Govern how the Association, Board, and Committees operate.
- Promote transparency, accountability, and consistency.
- Protect the architectural and natural integrity of Sandia Heights.

Governing Documents
The Governing Documents establish the Association's legal authority and governance framework. They consist of the Association's Foundational Documents and Bylaws.

The Foundational Documents establish the Association's legal identity and authority and the property restrictions and obligations applicable within Sandia Heights.

Legal Framework
SHHA is organized as a New Mexico nonprofit corporation and is governed by applicable New Mexico law and its Governing Documents.
- The New Mexico Nonprofit Corporation Act (§ 53-8-1 NMSA 1978) applies to the Association as a nonprofit corporation.
- Certain provisions of the New Mexico Homeowner Association Act (§ 47-16-1 NMSA 1978) also apply to those Units within Sandia Heights that are organized as homeowners associations under their recorded Covenants. Where applicable, these statutory requirements supplement the Association's Governing Documents.
